Welcome to the December market update for Portland, Oregon 2017.  Not to sound like a broken record but the inventory of houses for sale remains low in the Portland Metro area for all price ranges.  Buyers do have the advantage of low interest rates to help with the financing side of the transaction so that is a definite plus.  The average Days on Market (DOM) continues to rise and currently sits at 97 days heading into Winter.

Neighborhood Highlight – Argay

This next highlight is on Argay in Northeast Portland Oregon.  What stands out about this urban neighborhood is how well preserved the houses are with mature landscaping and mid-century modern architecture.  The defining style is the sprawling split-level 1950s ranch.

Argay Terrace has large homes featuring double car garages, winding stairways and a variety of front door designs.  Breeze block walls are another feature you will see in the neighborhood, giving privacy and solid structure for gates or gardens that are a personal favorite of mine.

Luuwit View Park is a vast green space with playgrounds, picnic areas and off-leash dog park. The picture below from Portland Parks and Recreation shows the completed playground.

The Argay neighborhood is centrally located East of downtown Portland between NE 122nd Ave. and NE 148th Ave.  North of I-84 and South of the Columbia River.  The area between NE Sandy Blvd. and the River is industrial and commercial just FYI. 😉

Welcome to the November market report for Portland, Oregon 2017.  How is the Portland real estate market this November you ask?  The inventory of houses for sale remains low across the board for all property types ranging from most expensive to least, shown as Quartiles on the report link below. There were more houses absorbed (Sold), then added last week which is a strong sign that it’s still a seller’s market.  Days on Market (DOM) is now up to 81 and should continue to rise through the rest of the year.

Early November is an excellent time to list your house to sell as there is generally a lack of quality homes for sale this time of year.  Buyers looking in November are serious so I always say yes, this is a great time to put your house on the market when asked.

Neighborhood Highlight – Russell

This Highlight is on the Russell neighborhood in NE Portland where I live and own a fantastic 1956 ranch house.  What I love about Russell is all the 1950s houses with angled roof lines, sprawling layouts and double car garages. Other standard features found in these mid-century modern homes are hardwood floors, natural wood trim and beautifully landscaped yards.   The Tally-Ho subdivision in Russell is between NE Halsey St. & NE San Rafael St. and boasts unique architecture with a Swiss chalet meets country cabin vibe.  These story book homes feature built-in faux birdhouses in the eaves, alpine inspired ornamentation and wood shake shingle siding.

Russell is East of downtown Portland with boundaries between NE Halsey St. to I-84 and NE 122nd Ave. to NE 142nd Ave.  The commute really is amazing with quick access via freeways and public transportation.

Fall is one of my favorite seasons in Portland as we are treated to a vivid display of colors and crisp clean air.  Like the weather, the real estate market starts to cool down this time of year compared to the frantic days of Spring and Summer.  The Average Days on Market (DOM) has crept up to 71 which is the total length of time from initial listing to the final closing date.  This means on Average, houses are on the market for just over a month before they go Pending and eventually close after inspections, repairs, negotiations and loan requirements are met.  With still very low inventory numbers this means a competitively priced house in great shape will sell very fast along with distressed properties lingering longer to give us the average number of days on market.

Neighborhood Highlight – Hazelwood

This is the first Neighborhood Highlight on our Kover Realty website.  Each highlight features a neighborhood in Portland including the boundaries, architectural styles, business districts and amenities.  There’s no better place to start than the Hazelwood neighborhood, part of the Gateway area in East Portland.   As a first time home buyer in 2012, I was taken in by the large lots, mature landscaping and affordable ranch style houses.  The central location gives residents an easy commute to Downtown via I-84 or the MAX train.  Here you have quick access to Mt. Tabor Park, Montavilla, Division, Hawthorne, and Belmont districts for boutique shopping, restaurants and entertainment.  Hazelwood is in both Northeast and Southeast PDX, and one of the largest and most populous neighborhoods in Portland.

Other close by neighborhoods with large numbers of ranches include Parkrose Heights, Parkrose, Russell and Argay with some of the largest split levels around.

Hazelwood is home to the Gateway Discovery Park on NE Halsey St. and NE 106th Ave. that is nearly an entire city block.   The park includes a skate park, water pad, playground and grassy area for concerts and has updated the business district between NE 102nd Ave. and NE 113th Ave.

If you are wondering how the residential real estate market in Portland is doing going into September you aren’t alone.  Prices seem to have plateaued with price reductions becoming more common which is a shift from just 6 months ago when sellers were still looking for the ceiling.  Inventory remains low however and we are still in a seller’s market but it feels more balanced giving buyers a little bit of bargaining room. The Average Days on Market (DOM) is 66 which is increasing as we head into Fall.

The residential real estate market in Portland is still very competitive as inventory remains low although prices seem to be leveling off from their stratospheric rise over the past 2 years. The Average Days on Market (DOM) is 63 which is increasing so Buyer’s are starting to get a little relief. If you are a Seller now could be just the right time to make a move.
