The University Park neighborhood in North Portland is our next highlight.  Home to the large campus of the University of Portland along the Willamette River bluff and historic homes along N Willamette Blvd.

The boundaries are the N Portland Railroad tracks to the West and N Willamette Blvd to the East. The Willamette River is to the South with N Lombard at the North.

Welcome to KOVER Realty Group’s seasonal market update for Portland Oregon.   We are well into the Fall season with leaves turning color and colder weather arriving. With the holidays upon us, the real estate market tends to pull back.  

The pandemic continues to create uncertainty with the real estate market.  KOVER Realty Group is following social distancing guidelines and face mask requirements during open houses and showings.  Lower mortgage rates and low inventory are keeping demand up.  The number of SFR houses for sale has dropped below 900 units in Portland which is very low indeed.

My guidance for the remainder of the season for both buyers and sellers is to be patient. With the historically low number of houses and condos for sale in the Portland metro and the uncertain economy I am seeing a neutral market.

The Cathedral Park neighborhood in North Portland is our next highlight.  There is a lovely park located on the waterfront under the St Johns bridge which gives this area of Portland its name.  You will find historic homes along N Willamette Blvd. with spectacular views of Downtown.

Welcome to KOVER Realty Group’s Summer seasonal market update for Portland Oregon.   Summer is usually a busy time for buying and selling houses as the weather is nice and it’s a great time to settle in before schools start up.   With COVID-19 and the pandemic guiding the real estate market my hope is a vaccine will bring back stability before the end of the year.

Real estate sales in Oregon have been overshadowed by the COVID-19 pandemic but sales continue to happen.  KOVER Realty Group is holding Open Houses again following social distancing guidelines, face mask requirements and cleanings.  The actual real estate market is still moving along with lower mortgage rates fueling demand and keeping us in a Seller’s market.  Inventory of SFR houses for sale has decreased keeping buyers competing for what is available.   There are around 1100 houses for sale in Portland which is only about a 2 months supply if no new houses come to market.

My guidance this Summer for Sellers is caution on waiting to put their house or condo up for sale as we could see a change to a buyer’s market this Fall or Winter.  A buyer’s market would mean lower sales prices and more time on the market.
