Welcome to the Spring update for Portland Oregon. 

At KOVER Realty, we are vaccinated and continue to follow state guidelines for COVID. I am SO excited businesses are starting to open back up and people are out enjoying our beautiful weather!!

My guidance for the season for buyers is to be quick with offers as houses are selling very fast. Sellers continue to be in a strong position but need to price their houses competitively. The historically low number of houses and condos for sale in Portland puts us in a solid Seller’s market. Two houses in my neighborhood of Russell in NE Portland just sold for $40k over list price with minimal days on market for a 3bd, 1ba, 1000sf ranch home.

Neighborhood Highlight – Portsmouth

The Portsmouth neighborhood in North Portland is our next highlight.  There is a mix of architectural styles here including: Bungalow, Ranch, Tudor, Cape Cod & Victorian built from 1900-1960s.  Portsmouth is filled with historic buildings, residential streets and is close to the Portland International Raceway (PIR). The boundaries of Portsmouth are N Columbia Blvd. at the North and Lombard St. to the South.  The Western boundary is the railroad tracks and N Chautauqua Blvd. out East.

Welcome to KOVER Realty’s Winter market update for Portland Oregon. 

As I look at the real estate market currently, I have to pause and take into consideration everything around us in Portland. What jumps out at me, in all of my time working as a Realtor in the Portland metro area, never before have I seen this few houses for sale. December 2020 saw a meager 0.8 months and January 2021 shows 1.0 months supply of SFR houses for sale. Yikes! The result of this low supply is over a 10% increase in prices year over year in many neighborhoods.

My guidance for the remainder of the season for buyers is to be quick with offers as solid houses in the right neighborhoods will not last long. Sellers continue to be in a strong position but still need to price their houses competitively. With the historically low number of houses and condos for sale in Portland and the uncertain economy, I am still viewing the market as neutral.

Neighborhood Highlight – University Park

The University Park neighborhood in North Portland is our next highlight.  Home to the large campus of the University of Portland along the Willamette River bluff and historic homes along N Willamette Blvd.

The boundaries are the N Portland Railroad tracks to the West and N Willamette Blvd to the East. The Willamette River is to the South with N Lombard at the North.

Welcome to KOVER Realty’s seasonal market update for Portland Oregon.   We are well into the Fall season with leaves turning color and colder weather arriving. With the holidays upon us, the real estate market tends to pull back.  

The pandemic continues to create uncertainty with the real estate market.  KOVER Realty is following social distancing guidelines and face mask requirements during open houses and showings.  Lower mortgage rates and low inventory are keeping demand up.  The number of SFR houses for sale has dropped below 900 units in Portland which is very low indeed.

My guidance for the remainder of the season for both buyers and sellers is to be patient. With the historically low number of houses and condos for sale in the Portland metro and the uncertain economy I am seeing a neutral market.

Neighborhood Highlight – Cathedral Park

The Cathedral Park neighborhood in North Portland is our next highlight.  There is a lovely park located on the waterfront under the St Johns bridge which gives this area of Portland its name.  You will find historic homes along N Willamette Blvd. with spectacular views of Downtown.

The boundaries are N Ivanhoe St to the North and the Willamette River to the South. Weyerhaeuser Ave. marks the Western boundary and the N Portland Railroad tracks are at the Eastern boundary.
