Portland OR May 2019 Real Estate Market Update

For May, the market is slightly in the Sellers favor with low inventory of SFR houses for sale in Portland.  The Median list price has risen to $550,000 in the PDX Metro area.  Days on Market has dropped to 88 on average which is about the same as April. One stat that stands out to me is 40% of properties show a price decrease so prices should level off for now.  All in all the market seems steady with no major up or down movement likely for the rest of Spring and Summer.

Neighborhood Highlight – North Tabor

This next Portland neighborhood highlight will be on North Tabor and it’s an area that I lived in for 6 years and travel through daily.  North Tabor is just North of the Mt. Tabor neighborhood and just East of the affluent Laurelhurst neighborhood, so you can’t go wrong here.  Mt. Tabor park is walking distance, and with a huge natural off-leash dog park and scenic trails, is one of my favorite parks in Portland.

To keep it convenient there is a nice Fred Meyer market on NE Glisan St. and 66th Ave. along with the Providence Hospital at NE 47th & Glisan.  Most of the houses are SFR built from the 1920-50s with single level duplexes and triplexes here and there.

North Tabor is in NE PDX with neighborhood boundaries of I-84 to the North, and generally E Burnside St. to the South.  The Western boundary is 44th Avenue and NE 68th Ave. to the East. You can learn more from the Neighborhood Association website HERE.

We are now solidly into Spring and the real estate market is getting busier with more buyers and houses for sale.  Sellers continue to have the advantage with the number of detached single family residential properties staying low.  Inventory is just barely keeping up with demand in April with the average DOM also dropping.  Competition remains fierce for houses in the $299,000 – $399,000 price range and the outer NE and SE neighborhoods continue to be hot.

Neighborhood Highlight – Lloyd District

The Lloyd District, located in Northeast Portland, is our next highlight.   I worked many years in Lloyd, during my real estate title & escrow career, and I still visit frequently as my preferred escrow company is located here.   One unique feature you will find are superblocks for large skyscrapers adjacent to the MAX lines along with Lloyd Center Mall and bustling Broadway Street.  There is a mix of older foursquare residential homes, restaurants, retail and commercial buildings with many multi-story apartment and condominium buildings.

Welcome to another Portland real estate market update and my favorite time of year as we head into Spring during March.  The witch hazel already bloomed in our yard and it’s a nice sign that the cherry blossoms are on their way which PDX is lucky to have plenty of around town.  The market is moving back even more in the Sellers favor due to low inventory and strong demand.  Personally, I have seen many new listings go Pending within two weeks, so I expect the market to stay competitive for at least the foreseeable future.  The Median list price rose to $567,500 for SFR properties and the inventory dropped to approximately 1251 houses for sale in the Portland metropolitan area.

Neighborhood Highlight – Woodland Park

Woodland Park in Northeast Portland OR is the smallest recognized neighborhood in all of PDX.  Woodland Park is exclusively residential with under 100 households tucked in the heart of Gateway.  The boundaries are NE 102nd Ave. on the East,  I-84 to the West, NE Halsey and Weidler St. to the South and Ne Tillamook St. to the North.

Here you will find a mix of small bungalow and cape cod style houses almost all built in 1945 except a few newer houses on existing lots.

Welcome to February in Portland Or. and our real estate market update.  This month we had a cold snap with snow covering the city slowing buyers and sellers a bit.  The market is still in the Seller’s favor due to low inventory but buyers are in a much better position than 2018.  The Median list price is staying the same at $530,000 for SFR properties in PDX.  The DOM went up slightly from last month but is back at 121 days and should fall below 100 as we warm up and head into Spring.

Neighborhood Highlight – Concordia

The Concordia neighborhood in the Northeast section of Portland, Oregon is our next highlight.  Named after Concordia University, this residential area is also home to McMenamins Kennedy School, part of the Alberta Street shopping district and Fernhill Park.  Here you will find a mix of architectural styles with Bungalows, Ranches, Tudors and Cape Cod houses happily built side by side.

Welcome to a new year in Portland Oregon with the KOVER Realty Group and our Real Estate Market Update.  January 2019 in PDX is slightly in the Seller’s favor with the Market Action Index staying at 38.  Prices have leveled off but low inventory of SFR houses continues to fall, putting pressure on buyers.  Inventory from last month dropped 430 units,  24% from 1816 to 1386 houses for sale.

For January in Portland, the DOM is 121 days but that will drop as we head into Spring.  The median list price remains the same at $530,000 but with the changing market this could go either way.
