Welcome to the Portland real estate market update. We are in a Seller’s market with prices gradually rising. The median days on market is right around the 30 day mark. Inventory of SFR houses has increased from this same time last year to 1,146.

Welcome to the Winter real estate market update for Portland OR. The residential market is favoring Sellers currently and has increased to a median SFR sales price of $650,000. Low inventory is keeping demand high for Buyers.

My guidance for the remainder of Winter is for Buyers to act fast as competition and prices keep rising. We are in a Seller’s market and I am confident this trend will remain heading into Spring.

FALL 2022 – Portland Real Estate Market

Welcome to the Portland Metro FALL update covering the residential real estate market! Prices are steady for houses in Portland this Fall and the market is neutral for Buyers and Sellers.

Interest rates for a 30yr fixed mortgage remain high at around 7% reducing first time home buyer’s purchasing power. The high mortgage rate is slowing the market but with continued limited supply of houses for sale in Portland demand remains.

Summer 2022 – Portland Real Estate Market

Welcome to another Portland Metro update on the residential real estate market! This Summer saw prices start to plateau for houses in Portland and the market is much more neutral for Buyers and Sellers.

Interest rates for a 30yr fixed mortgage climbed up to 5% and 6% reducing first time home buyer’s purchasing power. Sellers have had their own share of difficulties with longer days on market to balance things out.

Portland as a city has had it’s fair share of bumps and bruises during the last 2 years. Concerts have returned to downtown, schools are back in session and restaurants have opened up again. A sense of normalcy has returned to this great place I call home.

Spring 2022 – Portland Real Estate Market

Welcome to another Portland Metro update on the residential real estate market! This Spring the market is great for sellers but not so much for buyers as inventory is still low and prices are rising. First time home buyers should now expect to pay $400-$500K for a starter home in the outer suburbs of Portland.

Spring is beautiful here with all the flowers blooming and I can’t imagine a nicer place to be this time of year. If you have a particular architectural style in mind or want to know the neighborhoods with bungalows, ranches or cape cod houses, I can guide you to your next home.

Winter 21 & 2022 – Portland Real Estate Market

Welcome to the Winter real estate market update for Portland OR. The residential market has cooled as usual during this time of year but as I write this flowers are blooming and activity is increasing. Prices rose another 10% or more from last year with inflation on the rise and inventory remaining low.

My guidance for the remainder of the Winter season is for Sellers to price their houses competitively. Buyers are in a tough position with the limited number of homes for sale. We are in a Seller’s market and it will be interesting to see how things develop during the coming Spring.

Neighborhood Highlight – Sunderland

The Sunderland neighborhood in NE Portland is our next highlight. A small industrial area in Northeast Portland that includes the Riverside Golf & Country Club and borders the Columbia Edgewater Country Club. The PDX International Airport is right next door to the East and the Columbia Slough to the West. The Columbia River is at the North and the busy NE Columbia Blvd. to the South. There are only a few residential buildings here in this industrial neighborhood of Portland.

Fall 2021 – Portland Real Estate Market

Welcome to Fall in Portland Oregon. The residential real estate market in PDX has cooled during this season of change which is a normal shift. There are a couple of factors to consider for buyers and sellers with low inventory of houses for sale and longer days on market. Prices continue to rise but I do see price reductions becoming more common. These signs point to a weakening housing market and I am cautious about 2022 with large corp. investors selling off the houses they purchased to flip.

My guidance for the coming Winter season is Sellers to price their houses competitively as I am seeing multiple price reductions on many listings. Buyers are in a better position but competition is strong for houses priced right in good condition. We are still in a Seller’s market but it feels balanced as we head into Winter.

Neighborhood Highlight – South Waterfront

Our next highlight is the South Waterfront along the Willamette River just South of Downtown Portland. This is a developed area with high-rise buildings, the aerial tram and Tilikum Crossing bridge. The tram connects OHSU with the waterfront and the bridge connects pedestrians to the East side. The colorful lights at night on the bridge change with the temperature of the Willamette River and are a wonderful display.

The South Waterfront neighborhood is in South Portland, OR. The boundaries are the Ross Island Bridge at the North and S Bancroft St to the South.  The Western boundary is I-5 and the Willamette River out East.
