January 2018 Real Estate Market Update.
It’s 2018 and I’m looking forward to another great year as a Realtor in Portland, Oregon! This first monthly real estate market update for 2018, I will give some insight into where we are and predictions about where we are headed.
Winter is always a seasonal slow down for buying and selling houses which is reflected in the average Days on Market (DOM) in the report below. So far, January stays true to this pattern as inventory remains low and prices are steady. I do believe Portland housing prices will continue to rise at the same double-digit increases we saw in 2016-2017. The outer suburbs have seen the highest percentage gains and I expect this to continue for 2018.
Demand for walkable neighborhoods close to shopping, coffee shops, parks and great schools puts the entire Portland Metro Area in the sights of buyers. Outer Northeast, Southeast and North Portland have seen some of the largest increases in list and sales price and should continue to do so as well.
